How to Get a Real Estate License?
When you decide on getting a real estate license, you will have to complete several steps before you can start off your career. As we have already mentioned, getting a real estate license does not take that long but it will not happen overnight either. This process will require that you put in the necessary time and effort. Now, let’s go over everything you should know.
Stay Informed
The most important step is that you gather all of the necessary information before you start anything else. The first piece of information you need is the requirements of the state you are residing in. Depending on the state the requirements can vary quite a bit so it is important that you know them. For example, in the majority of states, you need to be at least 18 years of age. However, few states require that you are at least 19 years of age. Additionally, certain states, like Alaska, require as little as 40 completed pre-licensing course hours. On the other hand, the state of Texas requires a whopping 180 completed pre-licensing course hours.
Furthermore, make sure that the course you decide upon is accredited. For any specific information that you are unsure of, the best option is to contact the real estate commission in your state. Lastly, you will also need to pass a criminal background check.
The Course
As we have mentioned, depending on the state you are in, the necessary pre-licensing course hours will vary. The course itself can be taken either in person or online. If you decide to take the classes in person you will most likely have a couple of classes each week. This option is great for people that already have a lot going on throughout the day. On the other hand, if you have a lot of free time on your hands then going for the online approach would be more suitable for you. This way you can complete the course faster.
Taking the Exam
After you complete the pre-licensing course, the next step is to take the final exam. Make sure that you prepare well before you take on the final exam. Every time you apply for a final exam, you will have to pay a certain fee which can be anywhere from $15 to $100. Clearly, the best option is to pass on the first try; however, if you happen to fail there is nothing to worry about. Apart from the fee that you are required to pay, there will be another chance for you to take the exam. Again, depending on the state you are in there might be different waiting periods between each try.
The examination itself will consist of approximately 100 multiple-choice questions. To pass you will have to answer at least 70% or more correctly. The test itself will take place at determined locations for which you will be noted on time. Additionally, you will have between an hour and a half and three hours to complete the test.
Getting My Real Estate License
Once you pass the final exam, it is finally time to get a real estate license. You need to apply for the license by submitting your test results together with the application itself. Here you will also have to cover an application fee that can be anywhere from $50 to $250 depending on where you live. Also, do not forget about the background check for which you will also have to set aside $40 to $100. Finally, the waiting period is either a week or two or a few months before you officially get the license.
